How to choose
Which scope your building actually needs.
Six scopes, and how to tell which one you need
Most people arrive knowing the symptom, not the scope. A ceiling that is about to be scraped, a musty smell nobody can place, a demolition permit that will not issue, a carrier asking for documentation. The scope follows from that, and it is usually obvious once someone asks the right three questions about the building.
Age decides the first fork. Anything built before about 1990 is inside the window for asbestos materials, and anything before 1978 is inside the window for lead paint. Most of Ventura County sits inside both. If the work will disturb building materials, sampling comes before the disturbance rather than after it, because the disturbance is the event testing exists to prevent.
Water and fire decide the second. A leak, a slab, a marine layer that never lets an assembly dry: that is mold and moisture work, and the finding that matters is where the water comes from rather than what is growing. Smoke reaching a building that never burned is smoke and soot assessment, where the argument is always about how far it travelled and what genuinely needs cleaning.
What every one of them ends with
The deliverable is the same across all six scopes: documented sampling, accredited laboratory analysis under chain of custody, and a written report with sample locations, results and plain recommendations. Standard turnaround is the next business day, with rush available when a demolition date or a closing cannot move.
That report has to survive being read by someone with an interest in disagreeing with it. A building official checking a permit application, a carrier weighing a restoration scope, an HOA board answering to members, a buyer's attorney. It carries weight because the firm that wrote it has no position on what it says.
Why we do not remediate, and what that buys you
A company that tests and also sells the cleanup profits from finding a problem. That is not an accusation about anyone's integrity; it is a structural fact about the incentive, and everyone downstream of the report knows it. Carriers know it. Attorneys know it. Boards know it.
We only sell the testing, so the result is the result. When we find nothing, that answer is worth exactly as much as the other one, and we have no reason to soften it either way. It is also why clearance testing after somebody else's abatement is a scope we do a lot of: independent verification is the version that gets accepted without argument.

On-site sampling
We arrive with the right equipment, document conditions with photographs, and collect samples under controlled conditions. Same-day appointments are often available.

Accredited lab analysis
Samples go to an accredited laboratory under chain of custody. Standard turnaround on most jobs is next business day, and rush analysis is available when a schedule is at risk.

Report and next steps
You get a written report with results, locations, and clear recommendations. If abatement is warranted, we explain the scope so you can bid it honestly.

Ventura County is home base. The office is in Thousand Oaks, so Conejo Valley calls are usually same-day. We take Los Angeles County work too, mostly across the county line.
