A 1925 lot says nothing about the house on it

Channel Islands Harbor was carved through the dunes starting in 1960 and opened in 1965, displacing much of Hollywood by the Sea as it went. The waterfront homes that followed date from those years and the decade after, which lands them in the heaviest asbestos-use period for ceilings, resilient flooring, adhesives and cement exterior products. A canal-front house that reads as modern waterfront real estate is often sixty years old where it matters.

The teardown-rebuilds cut the other way. One block can hold a 1940s cottage, its twice-expanded neighbor and a rebuild still under warranty, so era assumptions that work in a tract neighborhood fail here. We date the structure in front of us and scope from that, because the 1990 cutoff is about when the building went up, never the address.

When the whole house is coming down, the survey has no edges

A renovation survey samples what the project will touch. A demolition survey covers everything the machine will: every flooring generation down to slab or subfloor, wall and ceiling systems from each era of the house, roofing, and whatever earlier siding still hides under the current one. On cottages that grew by addition for seventy years that means a longer sample list and some cut access openings. Better our small holes now than a loader's discovery later.

Vacancy makes the scheduling easier than it sounds. Close to a third of the units here stood vacant or seasonal at the 2020 count, and an empty house can be sampled any weekday, opened where needed, and reported before the owner's next visit. Lockbox arrangements with owners who live elsewhere are the normal way this gets done.
